Villa Miami is a 55-story, 70-unit tower under construction in Edgewater, financed by a $285 million loan from Tyko Capital, designed by ODP Architects. The building itself carries no litigation. But large portions of the standard disclosure set — developer identity, HOA dues, escrow terms, sales pace, price per square foot — are simply not in the record we were given.

01The rundown
