A score is arithmetic

Seven categories, each a formula over specific fields — delivery risk, developer record, price against comparables, carrying cost, deposit protection, view durability, liquidity. The formulas are published and versioned. A model fills in the inputs and writes the explanation. It never chooses the number.

A fact needs a source

Every figure carries its origin, retrieval date and confidence. What we could not confirm is marked unconfirmed and never counts toward a score. A project with thin sourcing is capped, however good it looks.

Unknowns count against

Florida escrows only the first ten percent of a deposit by statute. Where a developer has not published escrow terms or association budgets, we score it down rather than assume. A buyer cannot rely on a number that does not exist.
