A 55-storey, 185-unit branded tower planned for 2121 N Bayshore Drive, Edgewater, with EDITION hospitality management, Arquitectonica architecture and Studio Munge interiors. Pricing runs $2.5M–$7.4M. The project record does not name the developer, does not state what share of deposits is escrowed, and is tied to three open lawsuits whose connection to this specific address is not fully explained in the sources available to us.

01The rundown

EDITION Residences, Miami Edgewater is a planned 55-storey tower at 2121 N Bayshore Drive, in the Edgewater neighborhood just north of Downtown Miami, on the bay side of Biscayne Boulevard. It is designed to hold 185 units. Completion is targeted for the third quarter of 2028.

The building is branded and operated by EDITION, the hotel group, per the developer's own fact sheet — the residences are described as managed under EDITION's hospitality program rather than a standard condominium association model. The architect of record is Bernardo Fort-Brescia of Arquitectonica; interiors are by Studio Munge, led by Alessandro Munge. Both are named and verifiable.

What is not named, anywhere in the project record supplied to us, is the developer. That is an unusual omission for a project already taking deposits and already in litigation (see The developer, below). Financing tied to the site acquisition — a $105 million senior mortgage from Bank OZK and a $45 million mezzanine loan from Lionheart Strategic Management LLC — is on record, but no construction lender has been identified, which matters for a project still at the planned stage.

As of this review, the building has not broken ground. Sales pace (percentage of units sold) is not published. That single missing figure would tell a buyer more about real-world momentum than any renderings can.

02What you are buying

Unit sizes run from 1,952 to 3,864 square feet. Listed pricing runs from $2.5 million to $7.4 million. Price per square foot is not published, so there is no way to place this project against the Edgewater comparable band directly — you would need to do that math yourself once floor plans and final pricing sheets are available.

The deposit schedule is: $100,000 at reservation (credited toward the purchase price), 20% due at contract execution, 10% at groundbreaking, and 10% when your unit's floor is poured. That totals 40% of the purchase price plus the initial $100,000 paid in before the building is topped out. The remainder is presumably due at closing, though that final structure is not spelled out in the material we have.

What is not published: the escrow percentage applied to deposits beyond the statutory minimum (see The money), the rental policy, and the percentage of inventory currently under contract. Amenity plans, as described in the developer's fact sheet, include a bayfront pool, a fitness center, a cinema, a children's room and teen room, a private dining room, valet and porte-cochère service, and stated direct access to the Miami Baywalk with roughly 800 linear feet of water frontage connecting to Margaret Pace Park. These are developer-stated plans, not verified as built or contractually guaranteed features.

03The developer

The project's own record does not name a developer. That is the first thing to flag, plainly: for a $2.5–7.4 million purchase, the identity of the entity building it is basic information, and it is missing here. The developer track-record score (5 out of a possible range) is not built on verified data — projects delivered, average delay, defect suits, lender defaults and founding year are all listed as missing inputs. Treat that score as a placeholder, not a rating of a known track record.

What we do have is litigation. Three open, construction-related cases are recorded against this project in the source material, and all three are tagged as concerning this project specifically. Two of them — TRD Biscayne LLC v. the remaining Biscayne 21 unit owners, and Avila v. Biscayne 21 Condominium, Inc. and TRD Biscayne LLC — concern a condominium termination and restoration dispute, including an appellate ruling (July 2025) that reversed a lowered voting threshold for termination, and a subsequent restoration order reported in early 2026. On their face, these read as matters involving an existing building called Biscayne 21, not a ground-up tower still at the planned stage. We cannot confirm from the sources supplied how, or whether, Biscayne 21 and EDITION Residences, Miami Edgewater are the same undertaking or share ownership. That ambiguity is itself a disclosure gap, and we are reporting it rather than resolving it in either direction.

The third case is more directly relevant on its face: a buyer suit (Lozano Ojeda, Garcia and Zavala v. TRD Biscayne LLC, filed April 2026) seeking return of roughly $2.5 million in deposits, alleging anticipatory breach because it was 'impossible' to substantially complete construction by approximately June 20, 2028 — a date that lines up closely with this project's own stated Q3 2028 completion. A developer representative told The Real Deal the claims were without merit and expected resolution via summary judgment; no disposition is reported. The same source quotes the developer saying it will 'not allow litigation to be used as a tool to obstruct the project's advancement,' and separately that it has 'worked directly with many purchasers on a case-by-case basis to find practical solutions.'

We note, per our own editorial rule, that litigation concerning a developer's other properties should never be read as reflecting on this one. Here the difficulty is the reverse: we cannot be confident which property some of this litigation actually concerns, because the developer is not named and the entity names in the court record (TRD Biscayne LLC, Biscayne 21 Condominium, Inc.) do not appear in this project's own disclosures. A buyer should ask their closing attorney to confirm the developer entity behind this specific purchase contract and its relationship, if any, to the parties named above.
